The unit is available by way of a full repairing and insuring lease for a minimum term of three years. Longer term leases can also be arranged with break clauses at intervals to suit individual requirements. Rent reviews are usually every three years with the commencing rent currently set at:

Service Charge

A service charge equivalent to 9.75% of the rent will be levied to cover the upkeep and maintenance of the building and common parts of the estate. Annual building insurance will also be charged, details available upon request.

Building Insurance

The Landlord will arrange and provide annual building insurance to cover the structure of the building (not contents) and the tenant will be charged for this.

Rent/Security Deposit

A Security Deposit is normally required and will be held by the Landlord in a deposit account until termination of the lease. At this point the deposit will be returned to the tenant less the cost of any remedial work required.

Legal Costs

The tenant will be required to contribute £750 plus VAT towards the costs incurred in documenting the transaction.

VAT is chargeable in addition to all costs.
